We don’t do long term property management. We only provide short term rental management services. For short term rental services we offer a variety of options ranging from just cleaning and maintenance, to full service management (which includes marketing, management, maintenance, turnover cleanings, proactive guest communication and more).

Most “property managers” will get a tenant in the unit, then only check the property once every year. Maybe every 6 months if that. 
We are actively checking the property EVERYTIME we clean the unit, and inspect the rental for over 200 potential issues each time. 

From toilet leaks, to hvac maintenance, to cleaning behind the stove and checking under beds.

A lot of landlords want to do short or mid term rentals, but don’t want to deal with the stress of constantly trying to find tenants, to handle the turnovers, and to make sure the property is kept up. 

Enter, short term rental property managers. We handle the day to day operations so that you can have a passive investment run for you, and you get the rewards of the increased cashflow, the added maintenance checks, and the tax benefits from owning rental properties. 

Most owners don’t want to deal with the registration, the taxes, the upkeep, scheduling the cleaners, handling the repairs and upkeep between stays.

If you’ve gotten this far and you’d prefer to do it yourself, then by all means. 

We are not here to try and convince you if you’re local, have the resources and the time to manage your own properties, and would like to learn through trial and error. 

Just like with traditional landlording, the wrong rental contract, house rules, or management techniques can end up costing you $10,000’s of dollars. We know, because we already learned the lessons the hard way… 

But again we’re not here to tell you what to do. If you’d prefer to start with a managed service like cleaning or maintenance to “test the waters” then transition into full service we can do that. Or if you’d prefer to do full service and then transition to just having us handle maintenance and cleaning we can do that as well.

Most clients we work with are out of state investors, or have moved out of state and prefer to be 100% hands-off, but we also work with clients who just need cleaning and maintenance checks and prefer to handle the marketing and communications themselves. 

If you decide down the road that you would prefer to manage the property yourself, want to sell the property, or want to transition the property to long term or something else thats totally fine.

We don’t like holding our clients “prisoner” to our contracts.

We do have a 3 month intro period where we require you to be in a contract, and this is sort of our dating phase. After that it transitions to month to month and notice is given on a 30 day basis.

This way if things change and you need to pivot, or decide that you’d prefer to do some or all of the management activities yourself, you’re not tied up.

Besides, we only want to work with folks that appreciate what we do, and see the value in being 100%, 50% or even 20% hand-off and let professionals handle the work they don’t want, or aren’t available to handle. 

For us to handle the cleans, we charge a standard cleaning rate of:

$0.12 a sq ft for houses 1000 – 2000 sq ft +$300 mgmt fee

$0.15 for houses 2,001 sq ft – 3,000 sq ft. +$350 mgmt fee

$0.18/ sq ft for houses 3,001-3,999 sq ft. +$400 mgmt fee

$0.20 / sq ft for houses 4,000+ sq ft +$500 mgmt fee

Monthly cleaner management fee includes 

Linens management (we provide the linens, queen or king sheets only)
Cleaner side supplies (no guest side supplies)
coordination: we can link up with your software of choice for managing the property or we can provide one.
– also reporting repairs needed/damaged items, (not doing the repairs, that is bid out separately)

We can do ala cart walk throughs and go through our 200pt inspection list, reporting damage that needs to be repaired, items that need to be replaced and coordinate the repairs. 

Our repair rate is $75 an hour with a minimum of 1 hour per repair visit.

We don’t nickle and dime you trip fees, or bill you for hours running to walmart… just if we have to fix a sink, a leaky faucet, or reconnect the dryer vent line, then you’re going to pay for that service that was rendered in advance.

Monthly Repair Maintennace Package:

You’re welcome to opt into our monthly repair and maintenance package which includes up to 4 inspections a month, use them as needed, coordinated on an as available basis.

This package is $250 a month and includes up to 4 walk throughs with our 200 pt inspection list.

We will walk through your unit and report on any damaged items, hazards, items that need repairs and if you would like us to do the repairs we can do them for 10% off our normal hourly rate.

  • Mounting fire extinguishers
  • Checking under sinks and installing leak detection devices
  • tightening hoses on washers and dish washers
  • Checking for leaks behind refridgerators
  • resealing toilets
  • caulking around bathtubs, baseboards, and water exposed pipes. 
  • Installing smoke detectors /checking 
  • replacing batteries on remotes, smoke detectors, etc
  • Building beds, repairing beds
  • Building / repairing furniture

 

Yes we do offer consultations. 

Cree’s Rate starts at $50 for a 10 minute call, and $100 for a half hour. 

With 6 years experience in short term rentals and corporate housing, and 10+ years experience in marketing, there’s a lot that he can answer for you. 

He offers a package of 6x 30 minute calls for $500 if you’d like to save a little and get more time as well. 

Most folks just need a few questions answered so hence why we charge for a short call just $50.
